Before you begin, it is important to note that when submitting loans to Essex, it is mandatory to use a SUBMISSION PACKAGE CHECKLIST by product type. These can be found at www.essexwholesale.com  in DOCUMENTS AND FORMS.


When uploading any conditions, it is necessary to notify the appropriate department via email as follows:

New Submissions: Follow Steps below:
Upload FNMA 3.2 or Encompass File
o  Upload 01 - Initial Submission Package 
o  Confirm loan has been submitted - Status should reflect "Processing"

Email will be automatically sent to Submissions.

Prior to Doc Underwriting Conditions: Send email to your Account Manager that conditions were uploaded. 

Doc Request: Upload and send email to Account Manager.

Prior to Funding Conditions: Send email notifying your designated Funder that conditions were uploaded.

Is it possible to export a FNMA file from LEAP to our Broker Version of Encompass?


No, LEAP does not have the capability of exporting to a FNMA file or to a Broker’s Encompass.



Is it possible to upload colored documents?


Yes. You can upload colored documents. However, it is important to note that each document must be no larger than 25 mg. You may wish to split your colored documents so that each upload is no larger than 25 mg.



Can we view our documents in LEAP?


Yes. With your loan open in LEAP, select the Conditions & Documents tab. Scroll down to the Documents Section. Click on the document that you wish to view. A window will open asking if you want to Open, Save or Save As. Click Open.



Will we receive a Disclosure Acknowledged Date?


When your disclosures have been acknowledged by your borrower(s), you will receive an email that says, “You can now order your appraisal for loan number ____. “



Will our Loan Officers be automatically notified of Status Changes?


Yes. Automatic notifications are built into the system at each status change.



Are our appraisals uploaded for us?


You will continue to upload your appraisals, just as you have in the past.



How do I order Docs from LEAP?


The Doc Request Form is on the Log-In page of LEAP under Resources & Tools in Printable Forms.
